Estimate the legal cost of buying a home

Use this calculator form to obtain an indicative estimate of the legal fees and outlays involved in purchasing a residential property in Ireland. The figure it produces from us is a guide, not a quotation. Tormeys Solicitors issue a written engagement letter setting out our exact fee and the anticipated outlays before any work begins on your file.

    What the estimate includes

Professional fee. The charge for the legal work to be carried out on your behalf, from investigating title to registering you as owner.

Outlays. Third-party costs we pay on your behalf. These include the standard Land Registry and Registry of Deeds fees, search fees, commissioner for oaths fees and Tailte Éireann registration fees.

VAT. Charged on the professional fee at the prevailing rate.

Stamp duty is separate. Stamp duty is a tax payable to Revenue on the purchase price. It is not a legal fee. Rates and exemptions are set by Revenue and published on the Revenue stamp duty pages. We calculate the exact figure for your transaction and confirm it before closing.

The estimate does not include the cost of an engineer's survey, a valuation if required by your lender or the estate agent's fee, none of which are payable to your solicitor.

Frequently asked questions about purchase legal fees

No, but it does allow us to produces an indicative estimate based on the purchase price you enter and standard assumptions, before we talk. Every transaction differs. A property with unregistered title, a first registration application, a management company, a probate sale or unresolved planning matters requires additional work and the fee will reflect that. Tormeys Solicitors provide a written engagement letter setting out the exact fee and the expected outlays before we begin work. That letter, not this calculator, is the quotation.
The professional fee is what the solicitor charges for the legal work. Outlays are amounts the solicitor pays out to third parties on your behalf and then recovers from you. Search fees, registration fees payable to Tailte Éireann and commissioner for oaths fees are outlays. VAT applies to the professional fee. Stamp duty, which is a tax paid to Revenue, is neither a fee nor an outlay in the ordinary sense and is dealt with separately.
No, because Stamp duty is a tax payable to Revenue on the purchase price of the property and it is generally the largest single sum a buyer pays other than the actual price itself. Rates, bands and any available exemptions are set by Revenue and are subject to change in each Finance Act. We calculate the exact amount payable on your transaction, collect it from you before closing, discharge it, as in pay it to Revenue on your behalf and stamp the deed. Current rates are published on the Revenue website.
Because the work varies. A purchase of a registered, recently built property with clear planning documentation and a straightforward loan offer requires far less work than the purchase of a period property with unregistered title, an unauthorised extension and a right of way in dispute. Around Athlone, where compulsory first registration applied only from April 2006, the older the property the more likely that additional title work will be needed. We assess the title at the outset and confirm our fee in writing before we begin. We need to understand what is likely to be involved, just as much as you.
